If you’ve been asked to sign a buyer’s representation agreement and thought, ‘wait, we just met,’ we completely understand. It’s one of the most common concerns we hear, and honestly, it can feel a little intimidating at first.

Whether we’ve met at an open house or haven’t even met face to face yet, being asked to sign something before you start touring homes can feel strange. But this agreement exists for a reason, and once you understand what it actually does, it tends to feel a lot less daunting.

“I’m just looking. I don’t want to waste anyone’s time.” We hear this all the time, and please know that it’s completely normal. You’re by no means wasting our time. Buyers often work with us for several months before they’re fully prepared to even make offers.

A huge part of what we do is helping you figure out whether buying even makes sense right now, what areas fit your lifestyle and budget, what hidden costs to watch out for in Charleston, like flood insurance and older homes, and how to avoid making expensive mistakes. There is absolutely no expectation that you buy anything immediately.

“I’m not ready to commit to an agent.” Totally fair. That’s exactly why we’ve created a simple 45-day agreement. Think of it like a short test drive. It gives us a chance to work together, shows you how we operate, and lets us both make sure we’re the right fit before anything long-term. If you love working with us, we can always extend it. And honestly, we want our clients to want to work with us, not feel trapped in it.

What the agreement actually covers. The agreement explains what services we provide as your buyer’s agent and covers compensation. Our buyer representation fee is 3%, and in the vast majority of Charleston transactions, that fee is paid by the seller from the seller’s proceeds at closing.

But more importantly, once this agreement is signed, we are ethically bound to operate in your best interest. We become your fiduciary, meaning we’re obligated to look out for only your best financial interests.

Most people don’t realize that a good buyer’s agent should be doing far more than just opening doors. Before you even walk into a home, we’re researching comparable sales, reviewing the seller’s disclosures, and calling listing agents to understand activity and how much negotiation power you have. We’re checking flood insurance estimates, looking into rental potential and resale value, and thinking about how to structure a competitive offer. Then there’s coordinating inspections and helping you determine your due diligence strategy.
