This is Part 3 of our series on how to buy and sell a home at the same time. If you missed Parts 1 and 2, make sure to check those out on our blog.
One of the biggest questions sellers ask us is: What should I actually do to my home before listing it? And the follow-up is usually: is it even worth spending the money?
The short answer is yes. But only if you focus on the right things.
We recently sat down with Ian Ouellette from Homestretch, a home preparation service we’ve been working with here in Charleston. Ian’s team handles everything from decluttering and paint to flooring, landscape cleanup, and deep cleaning. They’re a one-stop shop for getting your home market-ready, which means instead of coordinating with a painter, a handyman, and a cleaning crew separately, you’re working with one team.
Why that matters for sellers. We’ve worked with enough sellers in Charleston to know that the prep work before listing can feel overwhelming. Most people don’t know where to start, and coordinating multiple contractors on a tight timeline adds stress to an already stressful process. That’s what made working with Homestretch so effective for us. On a recent project, we did our pre-listing consultation with the seller, gave them a checklist of what we recommended, and Ian’s team came in and handled everything. They painted the entire house, did some flooring repairs and light handyman work, and finished with a deep clean. All we had to do was bring in the stagers and list it. The home went under contract in seven days.
The numbers actually back it up. A lot of sellers hesitate because spending $10,000 on prep before listing feels like a risk. But this is not a sunk cost. Paint alone averages a 107% return on investment. And when you think about it, your walls, floors, and ceilings make up about 90% of what a buyer sees when they walk through your home. If you make that look great, the rest falls into place.
On another project, a seller had the option to list as-is at a lower price or invest in prep work first. They went with the prep. The result? They made $20,000 to $40,000 more than the as-is price and went under contract in three days.
Getting ready for the party. We like to say that listing your home is like getting ready for a big event. You want to be well dressed, feeling your best, looking your best. Your home should show the same way. That first 90 seconds when a buyer pulls up to the curb and walks through the front door is when they make their decision. They want the warm fuzzies. They want to feel excited. Buyers buy on feeling, and the right prep work creates that feeling before they even get past the entryway.
What Homestretch offers that makes a difference. A few things set Ian’s team apart. They promise to be on-site for a consultation within 24 hours of your request. You’ll have a quote in hand within 24 hours after that, and work starts within two to five business days. They also offer sellers the option to defer payment until closing, which removes the biggest barrier most sellers face when deciding whether to invest in prep. You don’t have to worry about the upfront cost. You pay when you close.
The bottom line. Getting your home prepared before listing is one of the smartest investments you can make as a seller. The right updates attract more buyers, create stronger offers, and ultimately put more money in your pocket. And the earlier you start, the better. Don’t wait until the perfect home hits the market before you start prepping your current one. Prep it now.
